Rental Requirements

Please note that properties managed by Bridgestream Property Management often receive multiple applications simultaneously. Applications are processed in the order received; however, approval is not guaranteed based on submission time alone. All applications are retained for a period of three (3) months from the original submission date and may be applied toward any Bridgestream Property Management property within that time frame. Each adult, age 18 or older, is required to submit a separate application. The application fee is $65 per adult and is non-refundable. Before applying, please review the following information carefully regarding our approval process. Should you have any questions, contact our Leasing Department at applications@bridgestream.org during regular business hours (Monday through Friday, 9:00 a.m. – 4:00 p.m. EST). Please note our office doors are closed and we are available by appointment only. Bridgestream Property Management is fully committed to compliance with all Federal, State, and Local Fair Housing Laws. Approval is determined based on the following factors: Identification Verification - Must have a valid state ID or passport and verify with a selfie check. Credit History & Verification - Any credit score between 580-599 will require a co-signer and a $20 per month risk mitigation fee as part of the lease agreement. All co-signer's must meet all criteria and have a credit score of 700+. No recent judgments or foreclosures in the last 5 years. Rental History & Verification - No evictions in the last 5 years. No debt owed to current or previous landlord ever. Income History & Verification - Income should be 3x the rent. Employment History & Verification - 3 months of paystubs and bank records to verify deposits. Criminal Background & Terrorist Database Search Pet Criteria - All pets must be included in rental application with a photo of the pet and vet record verifying state required vaccinations. Please note that each property's pet criteria for number of pets, size of pets, and if pets are permitted vary and can be found on the rental listing.
