Rental Requirements

1. No evictions or bankruptcies in the past 5 years. 2. No felonies or violent misdemeanors. 3. No car repossessions or voluntary surrenders in the past 3 years. 4. At least 2.5x monthly rent in household income. For co-signers, it's 5x monthly rent. 5. We require a minimum credit score of 450. If your credit score is between 450 and 525, we will require a double security deposit. 6. We review any rental-related debts in collections over $100. Collections totaling $250 or more and items charged off as bad debt may require additional review by the leasing coordinator prior to approval. 7. A reference from a previous landlord is required. Please note that references from family members or friends are not accepted, as they may present a potential conflict of interest. A double deposit is required for those without rental history. 8. Pets are sometimes allowed. 9. Before being approved for a property, you must tour the desired property. 10. For households with more than three (3) adults, Leasing does not accept Intent to Pay letters for the security deposit or first month’s rent.
