Rental Requirements

Applicant has the right to provide Freedom Property Management with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Freedom Property Management with a PTSR, Freedom Property Management is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Freedom Property Management to access or use the PTSR All occupants age 18 and over must complete a Freedom Property Management Application to Rent and pay the application fee. Freedom Property Management does accept portable screening reports as defined by HB23-1099,, which would result in no application fee being required (or possibly an application fee refund), we do still require that all applicants complete our application. Additionally, you will be deemed qualified (or not) based on the screening information/data provided on our independently pulled report, not based on the information/data on your portable report. The Portable Tenant Screening Report (PTSR), must complies with § 38-12-902(2.5) , Colorado Revised Statutes for no application fee to be due. The PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency. Applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant’s name, address, bankruptcy status, criminal history, or eviction history, since the PTSR was generated no more than 30 days ago. ALL applicants must have: A government issued photo identification. Net monthly income from a legal source of at least 2 times the monthly rent. We combine all adults’ income. We require one month’s worth of paystubs that match verifiable deposits on a bank statement. If self-employed, most recent tax returns. All traditional college students are required to have a guarantor. Guarantors must apply and pay the application fee and meet requirements for income and credit score of 650 or above. Applicants must have a minimum of 2 years positive rental references. First time renters or traditional college students are required to have a Guarantor. All applicants must have a combined average credit score of 600 or above. Applicants cannot have: Non-discharged bankruptcies (other than Chapter 7). Bankruptcy must be discharged for at least 1 year. Judgments or liens within the last 7 years Felony convictions for any crimes related to homicide, manslaughter, stalking, sex offenses requiring registration, and/or manufacturing/distribution/possession of methamphetamine and amphetamine Felony convictions within the past 5 years (In the event a record comes back “adjudication withheld” or “adjudication deferred”, further documentation may be required, and applicant may be denied on this basis) Matches on an International Terrorist Database Search Evictions within the last 7 years Poor rental references within the last 7 years Balances due to previous landlords and/or utility companies within the last 7 years No applications are guaranteed approval. All applications are considered based on the application details as a whole. Therefore, all the above is contingent upon all other application factors. Freedom Property Management may ask for additional documentation to determine risk and to further consider applicant.
