Credit and Rental History • Credit score and income are reviewed together • Average credit score is used for groups • Minimum of 3 years of positive rental or homeownership history preferred • A co-signer may be required if criteria are not met Common Reasons Applications Are Denied • Missing or incomplete documents • Not meeting income or credit requirements • False information • Recent evictions or landlord collections • Unpaid child support • Unsatisfactory rental references • Late payments on credit or derogatory accounts.
