Rental Qualification Criteria 1. Application Requirements * Applications will not be processed until all household members age 18 or older have submitted a complete application. Incomplete applications—including missing contact information, income verification, PetScreening profiles, or application fees—will not be accepted or processed. * Each adult applicant must submit a valid government-issued photo ID, a completed PetScreening profile, income documentation, and a $30 non-refundable application fee. * All occupants under 18 years of age must be listed on the application with full name and date of birth. 2. Income Requirements * Combined household gross income must be at least 2.5 times the monthly rent. * Income must be legal, verifiable, and supported by acceptable documentation. * Co-signers and guarantors are not accepted. Accepted Income Documentation: * Payroll earnings statements or pay stubs (dated within the last 2 weeks) * Self-employed/1099 applicants: most recent year’s tax return (adjusted gross income used for qualification) * Child or spousal support documentation * Award letters (e.g., SSI, retirement, student financial aid, or employment offer letters) * Housing subsidy or voucher documentation (if applicable) * Disability, welfare, or other government income documentation * Any other legal, verifiable income documentation Bank statements are not accepted as income verification 3. Credit & Rental History * A minimum credit score of 650 is required. * For group applications, the average credit score of all applicants will be used. * Each applicant must qualify individually based on credit and rental history. * If one applicant does not qualify, the entire household application will be denied. Applicants must not have: * Eviction filings * Landlord or property management collections * Unpaid rent * Property damage claims or significant lease violations * Liens or open bankruptcies within the past 7 years 4. Application Processing * We make every effort to process applications within 3 business days of submission. * Processing may be delayed if we are unable to contact current or previous landlords, employers, or other references. * Management reserves the right to deny applications if references cannot be verified. * Multiple applications may be received for the same property; the first qualified applicant(s) will be selected. 5. Approval & Move-In Requirements * Approved applicants must submit the required security deposit within 24 hours of approval. * All move-in funds must be paid by cashier’s check or money order only. 6. Important Note *Providing false information or failing to meet income requirements will result in automatic denial.
