Our philosophy is simple: life happens. A credit ding, a gap in employment, or a past difficulty doesn’t automatically define you as a renter. We evaluate every application individually and consider compensating factors that show you’re ready to be a great tenant. What We Review: Income & Ability to Pay We verify that you can comfortably afford the rent. There’s no rigid 3x income rule – we look at your full financial picture including employment, savings, and other income sources. Credit & Payment History We review your credit report for overall patterns, not a single score. There’s no minimum credit score requirement. We care more about how you handle your obligations over time. Rental History References from previous landlords carry significant weight. A track record of paying on time, maintaining the property, and being a good neighbor goes a long way. Background Check We run professional background screenings and follow all applicable Arizona fair housing laws and the Residential Landlord and Tenant Act (A.R.S. § 33-1301). Past Evictions A prior eviction is not an automatic disqualifier. If you can demonstrate clean rental history since then, stable employment, and other compensating factors, we’re willing to work with you. What Are Compensating Factors? These are the things that show us you’re a responsible renter, even if one part of your application isn’t perfect: Strong Rental History - Consistent on-time payments and positive landlord references Stable Employment - Steady job history or reliable income source Higher Deposit - Willingness to put down additional security deposit Co-Signer / Guarantor - A qualified co-signer to strengthen the application Fair Housing Notice: Lux Management Group is an Equal Opportunity Housing Provider.
