Each individual over the age of 18 years needs to submit an application. The Application Fee is $45.00 per adult and is non-refundable. Approval is based on 5 factors: Identification Verification Credit History & Verification Rental History & Verification Income History & Verification Pet Screening General Rental Criteria All adult applicants, 18 or older, must submit a fully completed, dated and signed residency application and fee. All applicants must provide proof of identity. A non-refundable application fee will be required for all adult applicants. Applicants must have a combined gross income of at least 2.5 times the monthly rent. For individuals, the credit score minimum is 650. For group applications, the credit score will be the average of all applicants. Rental credit history and or civil court records must not contain eviction filing, landlord collections, liens or open bankruptcy within the past 7 years.

Water, Garbage and Electricity paid, Tenant pays Amerigas Propane (must set up an account with Propane company directly). Cat ok w/ deposit. Term is month to month. Applicants must drive by the property prior to requesting a showing to confirm location and exterior/curb appeal. Showings will be scheduled only after this step is completed. Minimum requirements: 650+ credit score and verifiable income of at least 2.5x monthly rent. Co-signers and guarantors are not accepted. No smoking permitted. Renters insurance is required.
