Rentix Application Guidelines Who Must Apply • Every person 18 or older who will live in the home or co-sign must submit a separate application • Application fee: $59.95 per person, non-refundable • All applications must be completed through our system. Outside credit reports cannot be accepted What You Will Need • One photo ID plus one additional form of ID • Proof of income • Proof of current or most recent housing • If you use credit protection (LifeLock, etc.), it must be temporarily lifted so we can run credit Additional documents may be requested if needed. Income Requirements • Household income must be at least 3× the monthly rent • Co-signer income must be at least 6× the monthly rent • Income documents must be submitted within 48 hours of applying Accepted income examples include: • Pay stubs (3 most recent) • W-2 from current employer • Offer letter for new job (dated within 60 days) • If Self-employed: tax returns or 1099s • Government benefits, vouchers, or verified support If income does not meet the requirement, you may qualify by showing sufficient savings or recent home sale proceeds. Credit and Rental History • Credit score and income are reviewed together • Average credit score is used for groups • Minimum of 3 years of positive rental or homeownership history preferred • A co-signer may be required if criteria are not met Common Reasons Applications Are Denied • Missing or incomplete documents • Not meeting income or credit requirements • False information • Recent evictions or landlord collections • Unpaid child support • Unsatisfactory rental references • Late payments on credit or derogatory accounts. Only exepction is EDU debt, and will be evaluated separately. Move-In Fees • Move-in funds must be paid online through your tenant portal.
