If you decide to apply for one of our properties, there is a $35.00 per adult non-refundable application fee. Anyone aged 18 or above who will be residing at the property must apply. We will (1) check your credit report; (2) check for any past evictions; (3) verify your employment, if applicable; (4) personal income must be sufficient and verifiable. All verifiable sources of income will be considered. Pursuant to Cal. Govt. Code §12955(o), for applicants with rental vouchers or subsidies, the income threshold will be calculated based on the amount of rent that will be paid by the tenant (not the entire rent amount); (5) verify your previous landlord references; and (6) perform a criminal background screening. We encourage you not to apply if you have a credit score below 500, have ever been evicted, have a bad rental history, or have utility accounts in collections.
WE REQUIRE YOU TO HAVE RENTERS INSURANCE. You must provide proof of insurance and have all the utilities transferred to your name upon move-in.
