Rental Requirements

- Gross monthly income must be at least 2.5X monthly rent. - Must have a verifiable source of income and employment. We prefer to see that an applicant has maintained the same verifiable source of income for at least 2 years. If not with the same company, at least within the same industry. If the applicant only has a large some of money in a bank account, we would like to see then hold at least (3) years of rent in the account. - Must have an average credit score of 600 or higher. - No prior evictions (or evictions filed against them), judgments, collections or liens from former landlords. No negative notices of any kind issued by present or previous landlords. - Must show a history of responsibility and receive positive references from previous three landlords as well as family and friends. - All prospective tenants age 18 and older (including children) must truthfully and completely fill out and sign application paperwork. - Must pass a background and credit check. - Applicant must provide current official picture ID. - Our homes are non-smoking.
