Dog Friendly: For this unit, we allow a maximum of two dogs, with a weight limit of up to 40 pounds per dog, though exceptions may be considered on a case-by-case basis. Certain breeds are restricted in accordance with insurance requirements, including pit bulls. Pet rent is $25 per dog per month, and there is a $300 non-refundable pet fee per dog. Residents are responsible for any damages, odors, or yard waste related to their dogs.

Income Requirements: Must show income of at least 2.5x the rent if heat is included. Must show income of at least 3x the rent if heat is not included. Rental History: We review the last 3 years of rental history. We check for no more than 4 late payments in the last 12 months. We consider any concerns related to damage, pets, pests, etc. If there is an eviction on record, you must have 3 years of good rental history following the eviction. Criminal Background: Most misdemeanors require 1 year off probation. Most felonies require 5 years off probation. Any murder or sex-related crimes result in lifetime denial. Debts: We ensure there is no money owed to other property management companies or utility companies.
