Rental Requirements

Application/screening fee: $57 per applicant or co-signer. All applicants/co-signers 18+ must complete a separate rental application and pay a nonrefundable screening fee per California Civil Code §1950.6. Screening includes credit, rental history, income, and background verification. 680 min. credit score required. Exceptions may be granted on a case-by-case basis for those with less than favorable credit. Cosigners are accepted on applicable properties. When permitted, the cosigner must meet the following qualifications: Income of at least 5x the monthly rent Minimum credit score of 725 Complete a rental application ($57 fee) and provide all required supporting documents to verify eligibility. Submission of an application does not guarantee approval or create a tenancy. Alternative sources of income (including housing assistance, subsidies, or benefits) are accepted as required by California Government Code §12955(p)(1). Background Checks: Criminal history, if reviewed, is considered only as permitted by law and evaluated individually in compliance with Fair Chance in Housing principles and AB 1418 (2023).
