Rental Requirements

Please be prepared to pay the application fee (non-refundable) as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification (Driver’s license, State Issued ID, Military ID, Passport) and proof of income. Every person over the age of 18, who plans to reside at the property must submit a separate rental application. A qualified application includes the following: -Minimum 3 years of housing history -One year of continuous verifiable employment and/or satisfactory earnings -Gross income is at least three (3) times the monthly rent amount. -Credit score of 650 or Higher -Satisfactory credit report and history review -Satisfactory background investigation APPLICATION PROCESS REQUIREMENTS FOR ALL APPLICANTS Applicants must be prepared to pay: • The application fee, due at Application submission. Non-refundable • Upon approval, the security deposit, due at Lease signing. Please note the landlord reserves the right to require a qualified co-signer for each applicant as a condition of the Lease. • Upon approval, 1st month's rent, due at Lease signing, please note rent is prorated for move in date if the date is after the first of the month. • Upon approval, the $99 Lease Prep Fee, due at Lease signing. • Upon approval, the Resident Benefits Package (RBP) at $35.95/month, payable with rent, additional information below. • Upon approval, if pets are allowed in the unit, the one-time $195 Pet Application Fee and pet rent increase per pet. See additional details and instructions below: • Income verification should include a copy of your pay stubs for the last 30 days showing tax deductions and year-to-date earnings. • To verify new employment an official offer letter on company letterhead signed by all parties is required. • If self-employed, the applicant must provide their previous year's tax return and 3 months of current personal/business bank statements. • All other income must also provide documentation if to be considered (i.e. disability or social security award letter, Court Orders or Spousal Support, statements of income from investments or trust funds, etc.) • Proof of successful rental history is required by providing 2 years rental/residence history with current landlord’s name and phone number for each adult applicant(s). Please indicate if you are the owner of the property. • Must have a reliable credit history and satisfactory credit report review. • Must pass criminal background check and eviction check. • Not all units accept pets. If pets are accepted, there will be a one-time $195 pet fee. Additionally breed and weight restrictions may apply and a monthly pet fee will apply. • Cosigners must not submit their application until requested. Cosigners will not be considered for unmet requirements. • Cosigners will be considered only in the event the tenant is renting for the first time OR is building credit for the first time. Cosigner's income will not be considered for income requirement. An application will be automatically denied if: • The income requirement is not met. • Unsatisfactory credit report and history review • The Applicant(s) misrepresent(s) any information on application. If misrepresentations are found after the agreement is signed, rental agreement between the Landlord and Resident(s) will be terminated. • In the past 7 years any applicant has had a conviction for any type of crime, including the manufacture or distribution of controlled substances, which could be considered a serious threat to rental property or to other Resident’s peaceful enjoyment of the premises. • If any applicant has been evicted for late or non-payment of rent within the last 7 years and money is still owed, or evicted for behavior that includes causing a disturbance, threatening other persons, damaging a unit, or similar reason, or if a previous Landlord reports such behavior. RESIDENT BENEFITS PACKAGE (RBP) The Real Property Management Seacoast New Hampshire Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, Applicant agrees to be enrolled and to pay the applicable cost of $35.95/month, payable with rent. Your RBP may include, subject to property mechanicals or other limitations: • Renters Insurance that meets all lease requirements from an A-rated carrier • Move-in concierge service: one call set up your utility services, cable, and internet services • A resident rewards program that helps you earn rewards for paying your rent on time. • Credit building to help boost your credit score with timely rent payments. • $1M Identity Protection for all adult leaseholders • 24/7 online maintenance reporting • Home buying assistance for when the time is right to buy your “forever” home. • Online portal: Access to your account, documents, communication and payment options. • Vetted vendor network: we find the technicians who are reputable, licensed, and insured. Renters Insurance requirements and options: The Landlord requires Tenant obtain liability coverage of at least $100,000 in property damage and legal liability from an A-rated carrier and to maintain such coverage throughout the entire term of the lease agreement. Tenant is required to furnish Landlord evidence of the required insurance prior to occupancy, at the time of each lease renewal period, and upon request. To satisfy the insurance requirement, Tenant may either (1) be automatically enrolled into a policy that satisfies the coverage requirements as part of the Resident Benefits Package; or (2) obtain alternative liability coverage from an insurer of Tenant’s choice. The option Tenant chooses will not affect whether Tenant’s lease application is approved or the terms of Tenant’s Lease. Option 1: Do nothing. Tenant will be automatically enrolled into an insurance policy as part of the Resident Benefits Package. No further action is required. Coverage will begin on the effective date of Tenant’s lease and continue throughout the lease term. Please refer to the evidence of insurance that is supplied by Real Property Management Seacoast New Hampshire for additional coverage details. The Resident Benefits Package monthly rate will be adjusted by the premium amount in the policy. Option 2: Buy a policy. If Tenant prefers, Tenant may find, purchase, and maintain another policy that satisfies the Landlord’s requirements. The Resident Benefits Package monthly charge amount will be adjusted accordingly. Visit and follow the instructions listed there to provide evidence of the required insurance coverage to your Landlord. It is Tenant’s responsibility to pay premiums directly to your insurance provider. If the policy is terminated or lapses, Tenant will be subject to a lease violation fee of $25 and agrees to be subsequently enrolled into the policy referenced in Option 1 above. Please be sure that your current policy meets the following criteria prior to submitting.
