Credit Requirements What We Look For: A credit score of 650 or higher and at least 3 credit accounts that are over 2 years old. If Your Score is Under 650: You may be considered with a higher deposit and owner approval. Past bankruptcies or foreclosures may also lead to a higher deposit. Reasons for Denial: Open (undischarged) bankruptcy. Unpaid rental debts or collections. Unverifiable or false social security number. Employment History Requirements What We Look For: At least 12 months of work with your current employer or in the same field. Exceptions or Special Cases: If employed less than 6 months, a higher deposit may be needed. Retired or self-employed applicants must provide recent tax returns or proof of benefits. International students must provide an I-20 form. Military applicants must provide their L.E.S. (Leave and Earnings Statement). Income Requirements What We Look For: Gross monthly income must be at least 3 times the monthly rent. Most income can be verified automatically through our application portal.
