Rental Requirements
Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income. To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income, and please note that most properties require that applicant combined gross income is at least three (3) times the monthly rent amount. Credit scores 525-575 may be accepted with a two-month deposit. Credit scores 575+ may be accepted with a one-month deposit. Credit scores less than 525 may be declined. Applicants with previous eviction in the past 5 years, landlord debt, negative landlord history, utility collections, or active bankruptcy will result in a declined application result. Non-approved pet breeds include Pit Bulls, Staffordshire Terriers, German Shepherds, Rottweilers, Dobermans, Chows, and Akitas. Two pet maximum - pet fees and monthly pet rent required based on weight of pet. Each resident over the age of 18 must submit a separate rental application. Once your application has been approved and you have submitted the non-refundable Holding deposit and signed Holding fee agreement, a team member will contact you to schedule your move-in assessment date. On the scheduled move-in assessment date, you will meet a team member at the property to exchange the move-in monies for keys and complete a move-in assessment report. The lease agreement and utility transfers must be fully executed and active at the time of the scheduled move-in assessment. An expedited move-in fee of $150.00 may apply if you require a lease start date within 2 business days of the lease application date. Additionally, should you need to alter any terms of your lease agreement after all parties have signed the agreement, a lease change fee of $300.00 will apply. The lease agreement is for a 12-month term. Longer leases are considered on a contingency basis unless otherwise stated and must be approved before submitting an application. An administrative fee of $250.00 is due at the time of the move-in assessment. The non-refundable Holding Deposit will be applied as a Security Deposit once the lease agreement commences. Monthly rent is due on the 1st of each month and is deemed late after the 5th. Any late payments must be made via online portal, cashier’s check or money order and must include the full balance owed plus a 10% late fee. 60 days before the lease term ends, either party must provide proper notice to vacate or written intent of non-renewal; otherwise, the lease will automatically renew according to the terms specified in the lease agreement. Once the non-refundable First Month’s Rent is paid, the property will be reserved, and you will have 21 days to fully execute your Lease Agreement. If the Lease Agreement is not fully executed within this period, or if you cancel, the non-refundable Holding deposit fee will be forfeited, and the property will be relisted on the rental market. By applying, Applicant agrees to be automatically enrolled into the required program and pay the applicable cost of $39.95/month, payable with rent.
