- Each applicant over 18 must complete a separate application. - You’ll need a valid ID, proof of income, and a reference from a previous landlord or property manager. - Most properties require a combined gross income of at least three 2.5-3x the monthly rent. - Minimum Credit Score: 550 - No Previous Evictions/Bankruptcy within last 7 years - 3x Months of Recent Pay Stubs from Valid Employer and Employer Verification - Landlord/Property Management Positive Referral and Rental History Verification - Be prepared to provide 3 years of rental history and contact information for references. - We offer all residents the option to participate in our Security Deposit Waiver program. Instead of paying a traditional security deposit, you may choose to pay a non-refundable monthly fee. Once your application is approved, we will provide you with the exact fee amount, allowing you to decide whether to enroll in the waiver program or pay a standard security deposit equal to one month’s rent.
