Feature Update: Smart Scheduling 2.0

Accompanied showings are a valuable part of the leasing journey but they can also be the most time-consuming. With Smart Scheduling, we set out to make showings more efficient for leasing teams. Now, we’re taking it a step further.

Our latest Smart Scheduling updates give both companies and agents more control over how showings are managed by cutting down unnecessary trips and avoiding calendar chaos.

Let’s dive into what’s new.

Reminder: Stacking lets you group multiple prospects at the same property and same time. Piggybacking schedules them back-to-back. That means fewer trips and more prospects seeing your properties in less time.

New Scheduling Controls at the Company and Property Level

You can now fine-tune scheduling settings across your portfolio or customize them per property.

Go to Settings > Showings > Company to set your company defaults, or adjust the property-specific rules while editing a listing with the “Accompanied” showing type.

Showing Duration
Set how long each showing should take.

Drive Time Buffer (%)
Add a percentage buffer to Google Maps' calculated drive time.

Max Stacked Showings
Limit the number of showings allowed at the same time at a property.

Max Showings per Day
Restrict how many total showings can occur per day for a property.

Max Showings per Week
Set a weekly cap on how many showings are allowed at the property.

Additional Settings at the Company Level

Minimum Notice Period
Define the minimum number of hours’ notice required before an accompanied showing can be booked.

Automatic Application Sending
Choose whether rental applications are automatically sent after accompanied showings.

Don’t forget: if you assign multiple showing agents to a property, Smart Assign will assign that showing to the best agent based on their availability.

New Scheduling Controls at the Agent Level

Agents can now set personal buffer times around their connected calendar events. Just head to Settings > Showings > Personal to add a buffer before and after non-showings appointments. This is perfect for avoiding overlap or catching your breath between showings.

Connect your Google or Outlook Calendar in Settings > Personal. While you’re there, you can also update your available showing windows. Check out this guide to see how.
